Daibiru Makes First Foray into Prime Central London Market with ¥32 Billion Acquisition　MOL Hedges Volatile Shipping Sector with Real Estate

On 9 June, Daibiru Corporation announced that it had acquired “Capital House”, a mixed-use building located in the City of London, the UK capital’s central financial district, for approximately ¥32 billion. Daibiru is a wholly owned subsidiary of Mitsui O.S.K. Lines (MOL) and plays a central role in the group’s real estate segment. It contributes significantly to enhancing MOL Group’s overall strength and diversifying its revenue base.

The acquisition aims to stabilise earnings from MOL’s highly volatile shipping business by securing stable assets in major global cities. For Daibiru, this represents its first project in the UK and marks a key milestone in accelerating the group’s global real estate strategy.

MOL launched a tender offer for Daibiru’s common shares in November 2021, completing the process to make it a wholly owned subsidiary by April 2022.

Daibiru was founded in October 1923 as Osaka Building Co., Ltd., through a joint investment by Osaka Shosen Kaisha (O.S.K. Line, now MOL), Ujigawa Electric Power, and Nippon Electric Power. The company celebrated its 100th anniversary in 2023 and is regarded as one of Japan’s leading real estate firms.

　ダイビルは6月9日、英国ロンドンの金融街シティに立地する複合ビル「Capital House」を約320億円で取得したと発表した。ダイビルは、商船三井が100％出資する完全子会社である。同社は商船三井グループの不動産セグメントを担う中核企業として、グループの総合力強化と収益基盤の分散に重要な役割を果たしている。

　今回の取得は、変動の激しい海運事業における収益の平準化と、世界主要都市での安定資産の確保を目的とする。ダイビルにとっては英国初の案件であり、グループとしてのグローバル不動産戦略を加速させる起点ともなる。

　商船三井は2021年11月にダイビルの普通株式に対する公開買付けを実施し、2022年4月に完全子会社化した。

　ダイビルは1923年10月、大阪商船（O.S.K. Line、現在のMOL）・宇治川電気（Ujigawa Electric Power）・日本電力（Nippon Electric Power）の三社共同出資により、株式会社大阪ビルヂング（Osaka Building）として設立。2023年に創業100周年を迎えた日本屈指の不動産企業である。
